What I observed in the appraisal and seems to be essential part:
- If abbreviated name, expand and check possible full forms to check which all industries could be your buyer
- Check for meaning of each of the words in the domain name
- Check for the sale history of the same name - Namebio.com
- Check for sale history of similar names (eg. for TLDHUb, you check sales for names starting with TLD and names ending in HUB)
- Check for sale history of names containing the keywords
- Check the ranking data of the name like domain authority, page authority etc
